Need Some Advice : Renting a House | #1 | |
Okay so,I hope this is the right place to put this since it is outside of Trisphee.
So, my dad is recently had a surgery causing him not to be able to walk up and down stairs anymore. So, we are moving to a one story home. My parents rent, because they cannot afford to buy. Now me and my mother have been looking at a nice house, but it needs some things fixed. The Realtor (We shall name her Jamie) called the owner of the house and asks questions for us. Things like will the house come with a fridge, Washer dryer, dishwasher, and if certain things would be replaced, and fixed. They told us yes, and we have everything in writing. (Well emails but yeah). So we looked at the house, I took tons of pictures. Now, my question, They want my mother to sign the lease and pay the security deposit BEFORE everything is fixed. We have never worked with a landlord that made us do this. Everytime we have signed the lease it has been fixed before hand. With this place, there telling us they wont fix anything major (Like buying fridge ect) until the lease is signed. We have to be moved out by the 29th of Feb, and we want to move on the 15th. so..haha Now my question, Advice please? As longs it is in writing on a lease, which should be printed out and signed before you hand over the cash. I see no problem with it. I know my mom wouldn't buy another oven for the rental house until we had a renter. But I would state that if they aren't going to have things fixed until after you guys move in, try to get prorated rent for a month or two to reflect your discomfort on the things that are being fixed in the home.

I agree with what Tiva said. Be sure you print out all correspondence between you and the landlord, be sure everything is dated and so forth, and get everything in writing before you sign off on anything. That way, if you get screwed over, you have everything you need to show the authorities.
Also be sure to ask about potential pest problems. My friend E rented a place, and within a month she had a huge wasp infestation on the back porch area. The landlord wouldn't do anything about it, saying it was her problem. So, you know, check for potential problems like that as well. If you can, visit the place right after a heavy rain to check for leaks and whatnot. Other than that, though, you should be good to go. | ||||

Some things you need to check as well:
Who is responsible for repairs? major? minor? Do you have contact information that is 24/7 if the landlord is the go to person for them? If not, will bills for structural/safty repairs be deducted from the rent? If they are not going to install/update the home applianced until after you sign what is the timeline for them to be fixed? Is there an agreed upon 'penalty'(besides a prorated rent which should already be in place) should they fail to meet this deadline? I'm currently in a place that I DIDN'T think to ask these things...and now I'm paying for it literally. Do NOT move in or sign anything until they fix it. It might not be in the lease (even though they say they'll do it) which will mean they don't have to do it. Make them fix it first or find somewhere else. I would suggest a trailer. Renting usually includes the water bill and the like-I don't know about a fridge or anything. I'm not sure, but this also varies from place to place.
If you sign the lease, the e-mails will mean nothing since the lease is a binding contract where as e-mails are not so beware. | ||||
